In simple terms, land search is the provision of necessary as well as required information about a property for prospective buyers. The details and records of title are then used when drafting representations, warranties and/or additional clauses in sale and purchase agreements.

How To Do a Land Search.

In Lagos, the land registry is located at Alausa-Ikeja, below are the steps to conductive a successful Land search 


1. You must have your documents ready and complete. It is important to have the original copy of the document tou want to confirm. Tou would be directed to make a payment at the bank , after which a form would be given to you to fill

2. Foresee a Land Search. The Land registry is responsible for upkeep and maintenance of documents as regards to land properties within the state. Doing this helps you to verify the land registered with the state government as well as having knowledge about the owner of the land. This also reveals if there is any government foreclosure on the land. 

3. Verification of the Property at the Office of the surveyor general. This step helps you confirm the land through the documemts given in the survey plan.  To do this, you would have to apply to the office of the surveyor-general with the documents given in the survey plan. This is important as it helps to identify that the survey plan is original or counterfeit, as well as discovering if the land has been acquired by the government. 

4. Verification at the Corporate Affairs Commision. This is done when the property is owned by a company, this is also important as companies buy properties and register them with CAC. This helps to know if there is a charge on the company's assets. 

5. Traditional Verification. This is the time to go home to the family of the seller, this often happens when an individual is the seller. This is done to confirm that the family is aware that the property is being sold. This helps to curb any future mishaps.
